首先PE firm就係一班人係私人市場上面集咗一舊錢,之後再拎去投資,然後回報番比啲出錢既人。
你既PE firm同"funding firm"其實係同一個舊野黎
PE firm投資既範圍可以好闊,投資股票、地產、債、入股tech公司做managment、infrastructure
其實簡單講,等於一間投資公司,只係個集資方法係黎自私人市場,然後佢可以開好多個fund for唔同strategy,目的就係去幫背後既投資者做財富增值
而你講緊"funding firm for real estate investing" 即係等於Private Equity Real Estate (統稱PERE)
PERE主要就係同啲物業有關,然後再分開三類strategy
Core/Core-plus、Value-added、Opportunistic,預期回報率由低至高,passive to more active investment
Core就只係買一個property番黎收租,穩穩定定,最多都係改下tenant mix
Value-added就會執下個地方,擺啲錢去裝修 (= 領展翻新商場),然後去提升回報率
而opportunistic但係比較risky,specialuation,或者做development/redevelopment,可能有一段時間無租金收入,哩樣都一般叫做opportunistic
有啲PERE都會做,亦都好active去做real estate debt financing
equity/ debt都好啦,其實只係唔同方式去持有一個物業,所以成個investment process都係一樣
PE工作scope就包羅萬有,視乎個position
investment analyst/ manager = 刀手位做買賣
asset management = 諗計點做positioning,點execute underwriting入面既野,做啲reporting比investor
